Everything we agreed to in your office, itemized with the discounts I offered before I left: the website rebuild, the website assistant, and managed local search. Nothing in here is new.
The starting point
Sitting in your office, we Googled auto insurance from inside 38 Monument Square. The top three spots take 92% of the clicks, and they showed Martin, CoverLink, and Wallace & Turner. Not Sellman. The ranking report in your inbox puts you 15th for "insurance agent near me" at about 21% visibility.
That's the gap this proposal closes, and every piece below is measured against it.

For reference: the options I emailed before the meeting priced the website alone at $3,300, or website plus assistant at $3,450 + $469/mo. The $3,000 all-in replaces both. It's the number I gave you in the room, and it holds through August 21.
No contracts · No lock-inScope of work
In the $3,000 · yours to own
About 90% of the build already exists; you've seen the homepage. What remains is making it yours:
$250/mo after the free month
The version you were comfortable with in the meeting:
$499/mo after the free month
The piece you said matters most: the phone ringing, searchability, new people finding you.
Hoffman Soft Water went from unranked to #1 in Cincinnati on "commercial water softener near me" between June 16 and August 3 with this exact system. You watched me pull up that dashboard in your office.
The free month
Fair question. Because the local search results show up on your dashboard inside the first three weeks, and once you see calls coming from people who found you on Google, you'll keep the lights on yourself. That's the bet I'm making, and I'd rather make it with my money than ask you to trust a pitch.
If the month ends and you're not convinced, you cancel, and you still own a new website.
One ask in return, and it's the only one: if this works the way I expect, introduce me to a couple of business owners you respect. That referral is worth more to me than the margin I gave up on this price.
Timeline
Website bucket list + assistant question bank, about an hour at your office. You said you wanted one more conversation before signing; this can be the same sitting.
First revision back to you within days. We loop until you're satisfied. That's the gate, not a calendar.
Site goes live, balance due, and the 30-day free pilot of local SEO + the assistant starts the same day.
Thirty days of dashboard results, then you keep what earns its spot and drop what doesn't. We can have this moving before fair week is over.
Terms, plainly
All monthly services are month-to-month, cancel anytime, each independent of the others. No notice period.
The domain stays registered to Sellman, and the site files are yours. If you ever walk, you take everything with you.
$1,500 deposit to begin. The remaining $1,500 is due only when you approve the site — not before.
You work with me. No account managers, no offshore handoff, and website updates get a 24-hour turnaround.
I'm holding early next week open for the working session — website revisions and the assistant question bank in one sitting.
Or call or text my cell. You've got the number.
